If SOMEONE OWNS A LOT & WANTS A MODULAR HOME ON IT; WHAT IS THE STEP BY STEP PROCESS?
"If someone already owns their lot and wants to place a modular home on it, we work with them from the permitting process all the way through completion of the home. Once they have a survey identifying the buildable area of the lot, we work with them to find the home of their dreams that will fit on their lot. Being the largest provider of modular homes in the keys allows us to have relationships with ownership of several modular home providers. This allows the customer to have many choices when making their decision."
WHAT IS THE BENEFIT OF BUYING A LOT WITH AN EXISTING NEW MODULAR HOME ALREADY ON IT?
"The benefit of buying a home with a modular home already on it is that it is ready NOW. There is no waiting, permitting, engineering or any of the things you encounter when building or developing. Additionally, you can see first hand what you are getting. Some buyers really need that visual. Overall, it's an issue of timing."
WHAT TIPS CAN YOU PROVIDE TO SOMEONE CONSIDERING BUYING A MODULAR HOME?
"Tips I can give to someone considering a modular home are to do their homework. Make sure they have a good understanding of all warranties (these vary) and how things will be handled if issues arise after they live in the home. We use licensed general contractors and sub-contractors. They are all LOCAL and we have worked with them for a number of years. This is another important factor when making the decision. Another factor to consider is the quality of the homes. We provide all homes under the current Monroe County guidelines and provide all impact rated windows (no shutters necessary) and only use metal roofs. As a result of hurricane Irma, we did not lose one home. Many homes located next door to ours were totally destroyed. There is a huge benefit of having a home constructed in a controlled environment."
WHAT TIPS CAN YOU PROVIDE TO SOMEONE LOOKING FOR FINANCING?
"Modular homes finance just like any other home. We have several local lenders who are very familiar with us but buyers can certainly use whoever they choose. If someone is interested in buying a lot and having us bring the home in, there are several lenders who also provide construction financing."

"My husband and I have been partners in building and developing real estate for many years. We have been involved in a multitude of projects from Georgia, to the Gulf Coast to the Keys involving both stick-built and modular and manufactured housing. We have been involved in projects in the Keys for over 20 years."
"We have lived in Key West full-time for 10 years but were part-time residents for over 10 years prior to that. Living in Chicago, a Thanksgiving vacation with a friend brought me here over 20 years ago and it is where Bob and I met. We became best friends over time and our relationship eventually grew into something else. Beyond our love of real estate, we found we loved each other. The rest was history!"
"My favorite thing about living in Key West is the strong sense of community. We all care for one another in a way that is very rare in this day and age. This is most pronounced when there is a need that must be filled. Everyone figures out a way to help - it is so special to watch and be part of all that happens on our little island!"

"My favorite property currently for sale is located at 17346 Keystone in Sugarloaf Key. It is a larger home than we usually get involved with and was a showcase home for Palm Harbor. This means it has all the bells and whistles. It is so much fun to see and experience. It is currently under contract, but we can provide another one!"
Which of your projects are you most proud of?
"The project I am most proud of is Sunset Marina Apartments. After lots of work and collaboration we were able to provide a beautiful apartment community with sixty units on the water to serve residents with multiple levels of income. It is truly beautiful and provides a small solution to a huge problem here, being rental housing."
